RECDivision™
The MOPH RecDivision Services was created by Brian D. Smith with the thought in mind of “cost sharing” prime recreational properties because of the escalating cost of owning such property on an individual basis. MOPH RecDivision Services is consulting landowners on how to subdivide their property to allow multiple partners to have equal ownership interest without the high cost associated with solo-ownership but have all the benefits of the entire piece of property.
MOPH manages the entire process from the very beginning until the last land partner is in. It is a seamless process whether it is 500 acres or 5,000 acres, MOPH does it all. MOPH has created a simple, fair and legal process. Whether it is a landowner wanting to RecDivide his own property or a future landowner looking to purchase a piece of recreational property with a RecDivision in mind, MOPH can make it happen. During the process MOPH engages the services of the MOPH Special Services Division to determine if things such as WRP, CRP, WHIP and other available government programs make sense and are available. We can help to maximize the potential income on the property thus reducing the cost of ownership even more.
MOPH can manage the RecDivision after the project is complete through the MOPH Special Services Division to alleviate the responsibilities associated with property maintenance, upkeep, farm leases, food plots etc. and any partner disputes that may arise. It is much like managing a Property Owners Association of a subdivision.
This will be a wave of the future since absentee owners spend limited time on their properties anyway and spreading the cost among several owners helps to justify the limited time they spend on their properties.
Auctions

We have a saying in our Auction Division “If you brand it they will come.” Nothing propels potential buyers to become more interested in an auction property like the MOP brand can, period. Why would anyone trust such a big deal with an unbranded auctioneer? When was the last time you bought something from an unbranded business, whether it was food, clothes or we all know the words- Wal-Mart. Recreational real estate auction buyers prefer to buy at branded auctions, especially a MOPH branded auction. It’s about a comfort level when a buyer is committing to buying property at an auction where what you see is basically what you get, no contingencies and no time to think about it. The MOP brand will provide the comfort level required to attract more buyers than you can with any other branded or unbranded auction company.
In the auction world the name of the game is getting the most interested and qualified buyers to your property the day of the auction and the more you attract the more you will get for your property. It is that simple.
MOPH will manage the entire process. A very comprehensive targeted marketing campaign will be launched four weeks prior to the date of the auction. We will be available at all times to show the property to perspective bidders prior to the day of the auction. We like to say it is an “accelerated marketing campaign on steroids” or HDMC, “high definition marketing campaign” directed at qualified interested buyers around the country. It will have a place on our website that lets the world know your property is going to be auctioned.
Absolute Auctions
An auction in which the subject property is sold to the highest bidder regardless of the amount of the winning bid. There is no reserve price.
What are the advantages of an absolute auction?
• The property is almost guaranteed to sell, thus relieving the seller of the expenses and/or lack of income associated with the property.
• You can feel confident of a closing date and not have to wait for a buyer.
• Additionally, because the property is going to sell at any price this attracts more bidders/buyers in an otherwise saturated market or depressed market.
• On average absolute auctions bring up to 12% more at auction than an auction with reserve of similar properties in a similar area.
The most effective auction is without a doubt an absolute auction.
Reserve Auctions
An auction in which the seller reserves the right to establish a reserve price, to accept or decline any and all bids or to withdraw the property at any time prior to the announcement of the completion of the sale by the auctioneer.
What are the advantages of a reserve auction?
• If bidders do not reach a certain amount seller can withdraw the property. If seller owed more than the highest bid they would not have to come out of pocket to sell property.
• Again, an absolute auction is the most effective type of auction but not always the safest if seller has a mortgage on the property.
The most effective auction is without a doubt an absolute auction.
Financing
MOPH understands the inherent difficulties of land acquisitions when it comes to financing these unique projects. Because of this MOPH has created a Land Finance Division through a partnership with a land loan specialist company that will enable most of our clients the opportunity to gain financing for land of 30 or more acres. This is only a service we offer to those clients and customers that wish to take advantage of this service. Our process is very simple and time effective. We offer this service in Oklahoma, Kansas, Missouri and Iowa. We help facilitate the initial loan inquiry through this website and our partner takes it from there. We assist our clients in answering any questions about financing through our Land Finance Division.
